Four homes sold at Black Point in 2010 - two of those sales were in December. While that sounds very slow compared with other Oahu neighborhoods, note that there were three sales at Black Point in 2009 only one home sold 2008. 2010 selling prices averaged 88% of list prices. Black Point homes averaged 100 days on the market before going into escrow.
The lowest sale price was $2,700,000 for a four bedroom, four and a half bath home on Royal Place. The highest priced sale was $6,650,000 for a two bedroom, two and a half bath home located on Black Point Road.
The average sale price of Black Point homes sold during 2010 was $4,025,000.
