Listings on this page represent lender sales, and REO's - properties that have been foreclosed and are now bank owned.
The best deals move fast! If you see something you want to make an offer on, chances are there are several other people who want to do the same. It's important to have cash and financing ready to make your offer. Banks often ask for proof of cash and loan prequalification letters when they intend to accept an offer.
Banks want quick sales, which usually means a significant cash downpayment. They price their properties to sell - lowballing on an already low price will not result in an accepted offer.
Bank-owned properties are not always in move-in condition, which can be a problem in obtaining financing. Most mortgage companies want a property to be in average condition or better. That means no holes in the walls, leaky plumbing and exposed electrical wires. Appliances must be in place and functioning. Cash buyers have the advantage with bank-owned properties because they do not have to worry about appraisals and mortgage companies.
Also note that bank-owned property listings do not include sellers disclosures. The bank has little if any knowledge about flaws in the property and therefore sellers disclosures do not apply in these sales.
