People often ask questions about the time a property has been on the market, the size of the floorplan, monthly maint-enance fees and real property taxes.  This info is on the Customer Full Page, it's just a matter of finding it!

Info buyers look for in Hawaii real estate listings

Buyers like to know how long a property has been on the market.  At the middle-right side of the page, look for DOM - that stands for Days on Market.

MOST listings these days have more than one picture.  You can usually access additional photos by clicking the photo at the top left side of the Customer Full Page.  Unfortunately, there are still a few realtors that don't include pictures with their listings and sometimes a condo will only have a picture of the exterior.  The "stock" photo is included automatically by the Honolulu Board of Realtors.  The Board does not have "stock" photos for single family homes.

Views are important to many buyers.  Ocean views are ideal.  Besides looking at the photos, take a look at the "View" line located on the left side of the Customer Full Page, about halfway down.  Note: Each listing agent inputs the view and it's subject to their interpretation.  It's best to see the property for yourself to know exactly what view you'll have when buying a given unit.

Searching for the lowest priced listings often brings up leasehold properties.  Most buyers want fee simple and are not aware of the differences.  The property's land tenure (Fee Simple or Leasehold) is shown at the top right corner of the page.  Acronyms are: FS (fee simple); LH (Leasehold); and FA (Fee Available).

Size of the unit is shown just to the right of the photo at the upper left side of the listing.  This includes interior area and the lanai (if any).  For single family homes, the lot size will also be included here.

Property taxes are shown right in the middle of the page.  The taxes are computed as a monthly amount. A property owner who pays property taxes directly to the City and County of Honolulu will actually pay the taxes twice a year, in February and August.  The taxes are provided as a monthly amount to help buyers budget their expenses.

Maintenance Fees vary in amount and the services provided.  Most condos and townhomes include water and sewer in the monthly fees.  Some properties include basic cable TV, electricity, gas, and central air conditioning.  Maintenance fees vary depending the services included and on the size of a unit (1 bedroom, 2 bedrooms etc).

Other useful information to Hawaii homebuyers and sellers

This info does not show up on the Customer Full Page, your realtor can check for you.  The date the home was purchased by the current owners and the price they paid and building permits applied for is available on the property tax records.

In some cases, a property might have stayed in a family for many years and the purchase price info is not reflected on the public records.  Occasionally, families transfer properties between members with no dollar value assigned.  In those cases we cannot tell what compensation (if any) was exchanged between family members.
