Moana Vista's was developer was negotiating to sell the project to another company. The sale appears to have fallen through and the project is scheduled to go to foreclosure auction on September 25th, 2009.
Buyers' deposits were held in escrow. They will probably receive full refunds. Watch for further developments.
This condo is under construction at 1015 Kapiolani Blvd in Honolulu. Moana Vista is being built by KC Development, the same company that built the Moana Pacific condos in 2007. Moana Vista is elegantly designed, with a distinctive "X" pattern along its sides.
When complete, Moana Vista will stand 46 stories tall and have 492 condo residences. Residential units will start at the 6th floor, above the parking levels and recreation deck. Moana Vista will not have 13th and 14th floors, thus the numbering in the elevators will go as high as the 48th floor.
At the street level, there will be commercial space for the convenience of residents and other Honolulu residents. The commercial spaces will have their separate parking area.
Each condo will have two bedrooms and two baths. There are six floorplans for condos from floors 6 to 45. "A" and "B" units face the mountains. "C" units are at the ends of the building, with views towards the mountains, the ocean and to the east or west, depending on the side of the building. "D", "E" and "F" units face the ocean.
Floor 46 through 48 are penthouses with larger floorplans. Those units are sold out.
Lower-priced condos have one parking stall, others have two parking stalls. The building will have 18 guest parking stalls. These stalls will be available for residents' guests and not for commercial use.
Moana Vista will be a pet friendly building. Bring your dogs and cats!
Moana Vista Price Adjustments
The recession has affected home sales and Moana Vista's developers have responded by dropping prices! Reductions vary from 16% - 25%. The developers were kind enough to grant the price reductions to buyers who signed up at higher prices before the economy went sour. All Moana Vista buyers benefit.
Selected units are now available in the high as $300's. Many others are available in the $400's and some of the high floor ocean view units are priced in the $500's and $600's. Take advantage of the situation! Looking back at previous condos built on Oahu, the majority of them have resold at prices much higher than they were initially offered for, within 10 years or less.
