Palolo is a lush, green valley just one ridge east of Manoa Valley.  Surrounding neighborhoods tend to be upscale and expensive. Palolo can be an affordable choice for home owners in the Diamond Head region of Oahu.

Houses along Palolo's hillsides have great views of the Pacific Ocean and Diamond Head.  In the area closer to Waialae Avenue, properties on Keanu Street, Kaau Street and Mokuna Place are popular for owners that like the convenience of Kaimuki.  Further back in the valley, La'i Road leads us to larger agricultural properties including farms.

Home buyers in the back of Palolo Valley can expect rain.  Higher altitudes and proximity to the mountains bring mhore frequent showers.  It's also less expensive to have your lawn watered for free by mother nature.

Fifteen homes sold in Palolo Valley during the three months ending December 31, 2016.  The lowest priced sale was $430,000 for a five bedroom, two bath home on 10th Avenue, in tear-down condition.   The highest priced sale was $1,400,000 for six bedroom, four bath newer home on Uilani Place. Selling prices of Palolo properties averaged $757,600 during this period.  The typical size of these homes sold was 1,345 square feet interior with four bedrooms and two baths.   On average these properties were on the market for 139 days until going into escrow.  Palolo homes sold for 99% of list prices on average during this period. 

Location of Palolo Valley

Palolo Valley is sandwiched in between Saint Louis Heights on the west and Wilhelmina Rise on the right.  Just below Palolo, Waialae Avenue marks its border with Kaimuki.  On the other side of the Koolau mountain range is Maunawili, a neighborhood in Kailua.The main routes into Palolo Valley are Palolo Avenue and 10th Avenue.  The two avenues connect near the top and La'i Road continues up the mountain.  From Kaimuki, 6th Avenue leads to Palolo.  Palolo Avenue begins at Waialae Avenue, where the McDonalds and 76 gas station are located.
