Palolo homes sold in the second half of 2010
Twenty homes sold in Palolo Valley during the six month period ending December 31, 2010. Selling prices ranged from $422,500 for a three bedroom one bath home to $881,000 for a five bedroom, three and a half bath. Both of those homes are on 10th Avenue.
The average days on market (DOM) were 40 and Palolo homes sold at 98% of their list prices on average. Prices of Palolo homes averaged $623,291 during this period. The typical size of these homes sold was 1,428 square feet interior and 5,127 square feet of land.
Location of Palolo Valley
Palolo Valley is sandwiched in between Saint Louis Heights on the west and Wilhelmina Rise on the right. Just below Palolo, Waialae Avenue marks its border with Kaimuki. On the other side of the Koolau mountain range is Maunawili, a neighborhood in Kailua.
The main routes into Palolo Valley are Palolo Avenue and 10th Avenue. The two avenues connect near the top and La'i Road continues up the mountain. From Kaimuki, 6th Avenue leads to Palolo. Palolo Avenue begins at Waialae Avenue, where the McDonalds and 76 gas station are located.
