Palolo homes sold in the second half of 2009
Twenty-three homes sold in Palolo Valley during the six month period ending December 31, 2009. Selling prices ranged from $430,000 for a four bedroom two bath on Lai Road (needing major repair and with no parking) to $733,000 for a newly built five bedroom, three bath home on Palolo Avenue.
The average days on market (DOM) were 62 and Palolo homes sold at 99% of their list prices on average. Prices of Palolo homes averaged $571,608 during this period. The typical size of these homes sold was 1,417 square feet interior and 6,884 square feet of land.
Note: Two properties, MLS 2907911 and MLS 2906417 had lot sizes far above the norm, skewing the data for average lot sizes.

Location of Palolo Valley
Palolo Valley is sandwiched in between Saint Louis Heights on the west and Wilhelmina Rise on the right. Just below Palolo, Waialae Avenue marks its border with Kaimuki. On the other side of the Koolau mountain range is Maunawili, a neighborhood in Kailua.
The main routes into Palolo Valley are Palolo Avenue and 10th Avenue. The two avenues connect near the top and La'i Road continues up the mountain. From Kaimuki, 6th Avenue leads to Palolo. Palolo Avenue begins at Waialae Avenue, where the McDonalds and 76 gas station are located.
